Roofing Scope of Work Template
A roofing scope lives or dies on what happens after the tear-off. Decking condition is unknown until the old covering is off, so the scope has to price the known work and name the unknown work explicitly instead of absorbing it.
Where roofing scopes usually fail
- Deck replacement written as included rather than as a per-sheet unit rate, so rotten sheathing becomes the contractor's cost.
- No stated line for disposal — tear-off debris and dumpster hauling get assumed.
- Flashing, valleys and penetrations left out, then treated as part of 'the roof'.
